New-Build Off-Gassing: The Timeline By Material

“Three to six months” is the usual planning window for a new build's chemical load, but that single number hides the thing you actually need: the window is not one curve, it is several running at once at very different speeds. Paint is nearly done before cabinets have properly started. Knowing which is which tells you when ventilation is enough and when you still need carbon — and if you want the carbon to matter, a unit built around a real carbon bed does what a thin combo filter cannot.

Read this as ranges, not promises

Two honest caveats before any numbers. First, these are typical ranges, not guarantees: identical materials behave differently depending on how much of them there is, how warm the house is, and how much air you move through it. Second, the well-established parts of this are the ORDER and the SHAPE — fast solvents first, slow resin-bound panels last, everything decaying rather than holding steady. Precise per-material half-lives in a real occupied house are not something anyone should quote you with confidence.

Days to weeks — solvents and finishes

Paint, stains, sealants and most adhesives are solvent-driven and clear fastest. This is the sharp “fresh paint” smell, and it is the part that genuinely responds to opening windows for a couple of weeks. If a room still smells sharply of paint after a month, the answer is usually more ventilation rather than more equipment.

Weeks to months — flooring, underlayment, soft furnishings

Vinyl and laminate flooring, underlayment and their adhesives sit in the middle. So does everything you moved in: new mattresses, upholstery and foam arrive with their own off-gassing on their own clock, which is why an empty new house and a furnished one are different exposures. This band is where ventilation alone starts to stop being sufficient.

Months — engineered wood and casework

Cabinet boxes, MDF trim and engineered subfloor are the long tail, and they are the reason the planning window is months rather than weeks. The resin is bound into the panel and releases slowly from a large surface area, much of it inside closed boxes where nothing is exchanging air. Paint clears in weeks; cabinets can off-gas for months. This is also the one you can most easily help: open the doors and drawers, and keep them open.

What moves the whole curve

  • Heat accelerates release. A closed-up house in July is the worst case; it is also an opportunity, because heat plus heavy ventilation clears material faster than either alone.
  • Humidity matters twice. It affects release, and the 30–50% band is the same one that keeps a building from supporting mold.
  • Air exchange is the whole game. Concentration is production divided by ventilation. A tight envelope with no commissioned ERV or HRV holds everything indoors.
  • Closed volumes lag badly. Cabinets, closets and drawers are not part of the house's air exchange until you open them.

What to do in each phase

  • Weeks 1–4: ventilate aggressively, casework open, nothing exotic required. This phase is mostly free.
  • Months 1–3: keep the casework open, hold the humidity band, and add gas-phase carbon where you spend the most time — usually the bedroom. This is the phase where an impregnated-carbon unit earns its keep, because ventilation alone no longer clears the slow sources.
  • Months 3–6: the curve is well down. Reassess by smell and by how you feel rather than by the calendar; if things are NOT improving, stop assuming off-gassing.

That last clause matters. Off-gassing decays; a moisture problem does not. If month four is worse than month two, the thing you are managing is probably not the thing you think — the two exposures feel identical, so use the instruments rather than the symptom. Direction over time is the single most useful tell you have.
